A team of people who build for themselves:
Dmitry Yurchenko and Ekaterina Inozemtseva

Co-founders of the ACCEL Group of Companies, FreePublicity online school, Life Button, Sochi Insight House coworking space.
"When we arrived in Bali in 2018, expecting our second child, we chose Sunset villa in Eden property complex.
Available infrastructure with a cafe, a swimming pool and the reception with concierge service offering drivers and assistants was the main reason to choose this condominium. It was perfect for a family lifestyle. This is how we met Andre, the owner of the condominium.
When we got to know each other better, we noticed two things.
First, he is an exceptional professional, with a German business approach and a rational attitude to everything.
Second, we realized that we look at the future in the same way and dream of building a place for life and business creativity, where we want to live ourselves.
In fact, with a formed community of 10 families, Eden became the prototype of this village. We tested it on ourselves and realized that we were ready to transform it to a larger scale. Together with Andre and our team, it became 100% successful. "

Andre Frey
With 14 years of experience in development in Bali (mainly Ubud), Andre has built over 130 villas and residential complexes. He currently owns the Eden Estate retreat complex (75 housing units).
Andre's main project is now PARQ and ACCEL village. Before moving to Bali, Andre was an IT entrepreneur in Germany and owned the largest restaurant in Frankfurt.
"In 2007, after selling a successful startup in Germany, I decided to try a different life. I was tired of German bureaucracy, taxes and socialism. I wanted a real freedom and democracy. In search of this, I went to Australia first, then to New Zealand, and accidentally ended up in Bali.
On this journey, I felt that Bali is the only place with a true spirit of freedom and business opportunities. Among all the places in Bali, I chose Ubud for myself as the most promising destination.
Ubud became my secret weapon, with low competition among good developers, huge demand and a good flow of tourists' arrivals. First, I tried one property, then the other, a bigger hotel, Eden, and then we created PARQ. For me, it was the realization of all the architectural projects that I gained while mastering my skills in Germany as a student, but I could not realize it while working as an IT entrepreneur and taught at a business school."

Dmitry and Natalia Krestyannikovs

20 years of experience in real estate development and investment in Russia. They moved to Bali in 2020 as a family. ACCEL Village residents, investors and partners.
Natalia:

"There was a feeling that everything was achieved and all business tasks were accomplished. The long winter is boring and we wanted to live life to its fullest. We now have time for ourselves. The children grew up, left their parental "nest", and we decided to create a wonderful place for them to visit, especially in Bali))
At this stage of our life it is important for us to be surrounded by extraordinary people and do something completely new. We realized that we want new emotions and sensations.
Bali turned out to be the perfect place. The community around ACCEL and PARQ impressed us. We realized that we want to be a part of it, improve this world and play our own game. Now we are actively involved in the village's development."

Dmitry:

"I am not a stranger here, even though I do not speak perfect English. It feels like the whole world of Russia has gathered in Bali, and I live in the center of social life. Everything is here from ballet and concerts to fashion shows. "

Has 18 years of experience in architecture, owns an architectural and design agency and is engaged in developing famous commercial property objects (chain stores Pyaterochka, Magnit, Monetka).
"I have an established and well-known business In Russia. There is passive income but no capital growth, mainly due to the decrease of the exchange rates. As a result, I have started looking for investments with high dollar returns.
Thanks to the Krestyannikov family, I met Dima and Katya, and I realized that a high dollar income could involve pleasant emotions and places. I am also building my villa in ACCEL village to bring my family here.
I have two children: a one-year-old son and a teenage daughter. For them, Bali is an expansion of the world, the opportunity to live in a different and ecological environment and study in English, enjoying a nice climate to live in.
An additional bonus was the improvement of symptoms of my long term skin disease. Thanks to the Balinese sea, the sun and quality products, and the opportunity to increase my dollar income, I feel like an absolutely happy man."

Why COVID had a positive impact on ACCEL village:
1.PARQ space and ACCEL village were originally designed for long-term permanent residents.
During the lockdown, all kindergartens and schools in Bali were closed, but our ACCEL kids continued to operate because it served friends and neighbors. People began to gather near PARQ to minimize their movement.

During the COVID pandemic, PARQ space and ACCELkids became the center of Bali's cultural and business life. It increased interest and demand for our rental houses, and due to limited numbers, people have started renting apartments in the surrounding streets.
2. According to numerous studies, since the pandemic, more than 60% of employers transferred more than a third of employees to remote work.
Now the former office employees do not need to live in megacities, waste time in traffic jams, or take the subway. They can choose more comfortable places to live. It increases the demand for accommodation in PARQ space and ACCEL village.
3. Leading positions in the rating on Booking.com
The most popular real estate booking platform Booking.com has created a ranking of destinations in the world where people want to go after the pandemic. Ubud and Bali take the leading positions in this list.
4. Bali stands out of the entire Asian region by its exceptional resistance to the pandemic.
The Asian media reviews (Al-Jazeera, Asian Times, etc.) and studies show that Bali is known for its exceptional resistance to the pandemic. High humidity level, an average temperature of +20C and natural vitamin D, together with 100% exposure to open air make the environment much safer compared to other Southeast Asian countries. There are active cases but the data proves that Bali's soft tropical climate helps to recover faster.

An offer for those who want to become not only our neighbor, but a partner
With an expected return of over 12% per annum you can become an investor in the PARQ complex, the ACCEL village or the ACCEL kids schools. The investor receives a stake in the company, which owns the rights to the entire infrastructure (restaurants, offices, spas, baths, conference rooms and 300 housing units). The project includes about 45 thousand square meters of residential and commercial space. The current project investment estimate is USD 45 million. We plan that PARQ's market capitalization will exceed USD 90 million by 2023. The lease model, at current valuation, aims at a rate of return of 12% per annum. Investments amount start from 2 million USD.
FAQ
How are PARQ Space and ACCEL Nest related?
ACCEL Nest is a Club village on the territory of PARQ Space. PARQ has budget-format apartments and townhouses that are rented out (you cannot buy them). ACCEL Nest is designed for families with children who need more space and want their own home.
Some people believe that real estate in Bali quickly falls into disrepair (due to mold and moisture). I fear that the same thing will happen to my villa in a couple of years.
In Bali, not many construction companies build quality buildings. For instance, only a few do waterproofing of houses. Many people want to get a quick return on investment and save on materials and technologies. Also, houses are built for short-term rent, and tenants do not take good care of housing conditions.
We build a village for ourselves and our friends. It is vital for us to meet grateful and happy neighbors every morning. Therefore, we build houses that will remain of high quality for decades without the need to spend time and money on renovations.
What will be the monthly maintenance costs (yard, common area, private pool, electricity, water, sewer cleaning and minor fixes)?
From $ 150 to $ 450, depending on the area of the house and yard, as well as the intensity of the air conditioners (one air conditioner, working 24/7, can consume $ 150-250 of electricity per month, depending on its capacity).
I plan to live in my villa just for 3-6 months a year. What will happen to a property for the rest of the time?
For the period when you are not living in the villa,we offer two options:
1. Rent out through PARQ Management Company (MC). In this case, the management company finds clients for long-term rent. It is also responsible for the villa's maintenance, cleaning and utility bills. Management and maintenance fee, 15% of the monthly rental amount. The approximate profitability, in this case, will be from 12.5% per annum in USD.

2. Rent out by yourself to your friends.
You can just leave and be sure that the Management Company will keep your property clean and tidy.
Is there a guarantee for the villas you are building?
Yes, we provide a three-year warranty. If any deficiencies in building structures are found during this time, the management company will eliminate them free of charge on your first call. In the post-warranty period, the same management company will continue to maintain your villa.
The rainy season worries me. Once in Thailand, we ended up in the Monsoon season and spent a week staying in the hotel.
Bali and Ubud, in particular, have a very comfortable climate all year round. The rainy season starts in November and ends in April. It usually rains at night, and you can sleep to the sound of it from 9 pm to 6-7am. It also often rains during the day with showers around lunchtime that last from half an hour to an hour and are very refreshing. The rest of the time the sun is in the sky, and the temperature remains around +26-28C during the day. From May to October, the weather becomes even more comfortable - the heat of the day disappears and rains become rare. Both seasons are great.
What is special about living with the Balinese?
It is essential to understand that Indonesians and Balinese are entirely different people. Most of the territory of Indonesia is Muslim. When the Indonesian government began to actively impose Islam, people who disagreed with it (artists and creative people) moved to Bali. So, it gave a start to its own version of the religion "Balinese Hinduism". Balinese people are very tolerant and helpful people. The average salary in Bali is 200-300 USD per month. It is easy to find a good nanny, chef, and other high quality staff.
